September 2026 Texas Real Estate Research Center El Paso MSA · Publication date not stated · Checked October 24, 2026.
El Paso Metropolitan Statistical Area using the Center’s 2023 OMB delineation, not El Paso city-only or a New Mexico market series. Combined MLS-listed single-family, condominium and townhouse properties, including new and existing construction; transactions outside MLS excluded. No exact release day is inferred from the Center’s general calendar. Observation month and editorial check differ. These figures are not a home valuation, current inventory, mortgage offer or calculator default. Original market source ↗
Keep the El Paso metro series on its own terms
The Research Center’s September metropolitan row shows a $283,950 median sale price, 742 sales and 2,523 active listings at month end. Its combined series includes MLS-listed single-family homes, condos and townhouses, with new and existing construction. Sales negotiated outside MLS are excluded. A different city-only or single-family-only report can produce another result because it measures a different group. Match the original territory and segment before comparing trends, then use actual property evidence rather than the metro median as the purchase price in a loan plan. Put this into my plan ↗Confirm the state and city before choosing a program
This edition concerns El Paso, Texas and U.S.-dollar financing. The city’s housing-finance resource describes assistance tied to homes within El Paso city limits. A broader regional search, postal description or nearby New Mexico listing does not establish that requirement. Ask the administrator to confirm the proposed property’s actual location before relying on any city program. Keep the correct jurisdiction with the tax, insurance and financing documents. The mortgage calculator can compare entered amounts, but it cannot move a property inside a program boundary or determine legal eligibility. City housing-finance program resource ↗
Put this into my plan ↗Distinguish Welcome Home from Mi Casa
The city’s resource presents Welcome Home and Mi Casa under separate headings with different descriptions. Do not mix an income table or assistance percentage from one with the application instructions of the other. Obtain the specific current program guide and participating-provider route, then compare the complete first mortgage and assistance package with another written proposal. Keep any education, property and repayment conditions with the actual program name. MITEY does not issue these awards, establish eligibility or claim a partnership simply by linking the official resources. Separate city program descriptions ↗
Put this into my plan ↗Resolve the Mi Casa funding position before relying on cash
The city page advertises Mi Casa as open, while the housing corporation’s dedicated program page says a second round is coming soon and invites intake forms. Those statements do not prove that funds have been reserved for a particular purchase. Ask the corporation for the present intake and funding position and obtain written confirmation before reducing cash to close. An intake form, education step or approved-provider listing is not itself an award. Keep the purchase budget workable while the assistance question remains unresolved. Put this into my plan ↗Ask the administrator to verify the target-area result
The dedicated Mi Casa page provides target-area guidance and a link to a geocoding resource. The transaction still needs the program administrator’s confirmation of the applicable tract, program year and property criteria. A map search alone does not establish an award, first-time-buyer exception or qualifying income. Read the current written guide with the appropriate provider rather than copying a target-area table from an older flyer. Begin a MITEY enquiry with the broad location and question; sensitive documents and a full street address are unnecessary at this first step. Official target-area guidance and intake resources ↗
Put this into my plan ↗Budget the actual tax record, not a regional percentage
Ask for the proposed property’s current appraisal and billing records, applicable taxing units and the treatment of the new owner. Texas guidance separates appraisal-district valuation from the governing bodies that set tax rates. A seller’s exemption or prior bill cannot by itself establish your future recurring amount. Reconcile a supported estimate with the lender’s escrow worksheet and keep settlement adjustments outside the annual allowance. The El Paso MSA median is a sales observation; it is not an assessed value, exemption decision or tax calculation. Texas property valuation and taxing-unit guidance ↗
Put this into my plan ↗Ask about water coverage as its own insurance question
A dry-looking setting is not an insurance determination. For the actual El Paso home, ask about flood exposure and coverage, ordinary water damage, deductibles and any exclusions in the proposed policy. Texas insurance guidance explains that most home policies exclude flooding and that separate coverage may be needed. Keep the actual recurring premium in the ownership budget and retain cash for deductibles and uncovered work. This guide and its landscape illustration are not a hazard map, parcel assessment or promise that a particular property is safe. Texas home and flood-insurance guidance ↗
Put this into my plan ↗Compare a builder incentive with the permanent obligation
For new construction, collect the actual contract, included work, completion assumptions and financing proposal. Ask whether an incentive is a price change, lender credit, discount points or a temporary payment subsidy. Model the later payment as well as the initial one and compare another written proposal where available. Budget the completed property’s supported tax, insurance, association and unfinished-work costs. The Center’s MLS series excludes transactions negotiated outside MLS, so it is not a complete count of every builder’s direct sales or incentives.
Put this into my plan ↗Let the length of the stay guide the rate decision
Use matching principal, amortization, occupancy and lock assumptions, then enter each written offer’s points and other lender fees. Compare the intended hold and an earlier move, with remaining principal visible alongside financing costs. A lower rate may require cash you would otherwise keep for closing or repairs. The starting examples are transparent manual scenarios, separate from both the metro housing series and national survey benchmarks. The tool does not calculate regulatory APR, promise future refinancing or quote a particular El Paso lender. CFPB Loan Estimate comparison resource ↗
Put this into my plan ↗Plan a relocation with room for overlapping costs
If the move involves a new job, household change or a period between homes, put deposits, temporary housing, moving and confirmed closing charges on the same calendar. Ask the lender which employment and income documents the file needs before treating a start date as approval. Compare buying with a period of renting when the stay or location is uncertain. Keep a downside home-value case and a shorter hold visible. A financing enquiry can help organize the question without promising approval, relocation support or a future sale price.
Put this into my plan ↗Carry every secured obligation into a refinance
Obtain actual payoff figures for the existing first mortgage and any assistance or other secured debt. Ask the proper administrator about repayment, subordination and release before assuming an earlier program can remain in place. Compare the new payment, fees, total timeline and remaining principal over a common hold. A lower monthly figure can result from starting a longer term. The refinance planner can organize entered balances and costs; it cannot release an assistance note, approve a new product or guarantee that refinancing will be available later.
Put this into my plan ↗Make the El Paso next step a MITEY conversation
Describe your purchase, refinance, new-build or assistance question, along with timing and the decision you want to resolve. Keep the relevant jurisdiction and program name with the discussion, and share a calculator scenario only if you choose that separate option. MITEY remains the public relationship while suitable provider introductions are handled behind the service with confirmed availability and your permission. Start without identity documents or account details. An enquiry is not a loan application, grant reservation, public individual assignment or guaranteed-rate offer.
